that do not have the capacity to handle in-house. Here are a few of
our tools and services;
Investor
Reporting:
Clients have the ability to log into our system and view the status
of their properties. Our system allows us to set rules based specifically
on the clients needs to guarantee that Master Servicing guidelines are
enforced.
Broker
Database: We have a network of brokers that are routinely reviewed
for performance. Our REO brokers are the best in the industry.
Pre-Marketing
Services: We have the ability to handle evictions, lockouts,
broker assignments, initial services, and property preservation issues.
Initial
and monthly services: We have local vendors that can perform
initial services such as; rekeys, trashouts, sales clean, initial lawn
service, and winterization. Monthly maintenance such as lawn cuts are
also managed by these vendors.
Valuations:
Our asset managers are the best in the industry. They are local market
experts who stay on top of current real estate trends. Our asset managers
execute 97% - 101% of what they determine the anticipated sales price
should be on day one.
Marketing
Strategies: Each property has a specific marketing and pricing
strategy. It is completed by our local market experts, the asset manager.
Offer
Negotiations: The asset manager negotiates all deals inline
with their marketing strategy.
Net
Present Value Rehab Analysis: Before rehabbing a property we
calculate the net sales price after the cost of repairs discounted by
the investor holding cost. This accurately determines whether or not
rehab will be equitable.
Accounting:
We have an in house accountant that expedites the processing of invoices.
Closing
and Title Service: Advent has an in house closer that works
with the attorneys and closers to resolve title or other closing related
issues.
Non-Contractual
Agreement: We sincerely believe that a client should have the
option to assign properties to an asset management company and should
not be obligated by contract. We strive to set new standards for asset
management service. If our runoff and quality of service falls below
the standard we should not be rewarded.
Paperless
System: We pride ourselves on our ability to be paperless.
